What moves the total: a door that needs re-drilling for the new lock's size; Wi-Fi bridges and app pairing; a lock on an impact door that has to match the door's approval; several locks set up to share codes.
A builder-lock reset includes
- A factory reset or full code wipe, then your new codes.
- Removing old app users and linked accounts you don't recognize.
- Testing the keyed backup and giving it new pins (rekey), since you can't know who kept copies.
- Fresh batteries and a test from inside and out.
New installs, step by step
- Tell us the lock model, or let us suggest one that fits your door.
- We measure the bore and backset and check the bolt lines up with the strike.
- Fitting, so the motor isn't straining against a rubbing bolt.
- App and code setup with you, plus a spare code written down somewhere safe.
- On impact doors: only hardware the door's approval allows (why).
Miramar specifics
- Newer gated communities west of the Turnpike — Monarch Lakes, Riviera Isles and others — are where most builder locks are (Monarch Lakes).
- Condos. Many Florida condo documents require a key on file with management (Siegfried Rivera), and a code-only lock can fail with a dead battery — so a smart lock with a keyed backup is the safer choice there.
- Short-term rentals. Airbnb's backup codes only work while the lock has power (Airbnb), so keep a physical backup too. For hosts we fit keypad locks, change codes between guests and rekey the backup cylinder. When a guest is locked out, the host confirms the booking to us by text or phone and the guest shows ID.
What to have ready
ID with the address, the admin login for the lock's app if you have it, and the builder's paperwork if the lock came with the house.
Questions
The keypad went dark after new batteries. Dark keypads after a battery swap come up again and again on lock-owner forums. Look at the battery type and which way they face, then follow the manual's reset. No luck? Open with the keyed backup, or phone us.
Do I need Wi-Fi?
Not for a keypad lock. App features and remote unlocking need it.
Can you remove the previous owner from the app?
If the lock allows a factory reset, yes — that clears every user.
Will a smart lock fit my old door?
Usually, on a standard deadbolt hole. Older east-side doors with odd bores may need a plate or a different model.
